Actually, you can remove dead trees for fire safety reasons or you have the option of leaving them for natural habitat or erosion control. The area only has relatively small Pinon and Juniper trees in an overall natural state.

Not at all like my former neighborhood with more traditional landscaping but homeowners then electing to not care for it properly. In that setting dead trees are far more of an eyesore than in a natural setting. One home owner had an old oak fall over and block the street. Because it was on the far side of his driveway and he had access into town he just left it! Two neighbors had to rent a chain saw and cut it up just to drive by. Then, another neighbor had an ancient, massive oak fall in his yard and he just left it. The green leaves soon died and it became bone dry at the same time as the Napa Valley fires. I called the fire department and made a fire hazard claim. They came out, removed it and made the homeowner pay for it. That felt good.

My dream is to get enough land that I can build a house you can’t see from the street. No HOA. Do whatever I want. It won’t happen, but that’s my dream.

My only complaint is the lot coverage covenant. 2/3 of the lot needs to be left in its natural state, so even with a 1.5 acre lot, once you get the house and driveway foot print it limits the size of your back yard. Not that this is necessarily bad as I'm sure that would have driven up how much travertine I had to buy.

So the A/C was making noises Wednesday and couldn't get anyone else out until yesterday. Blower motor is bad. Hopefully ordering one and getting it installed today but the house is 78* and 70% humidity. It sucks.

Also a neighbor said he wanted to cut some trees down but some were on our property. I said, do whatever and I'll chip in to get one cut down my wife worries is going to somehow fall on our house and kill her. The funny thing is that the trees he wants to cut down are not causing any problems or have any remote chance of causing home or electric line damage.

The simplicity of that is amazing. As for our tree height, all of them are old and big. The one she worries about will hit our house.

Anyone here have a recommendation for a brand of remote controlled interior blinds?

We will have several, large West facing windows so periods of intense sun during the day. Vacationing in Hawaii a few years ago on the West coast, they had sheers and blackouts to control light and heat that worked perfectly.
We have the same. Went to Lowes, very happy with the BALI cellular shade we had put in. Reasonable price when the 40% off sale happens, <$500 for a 57" x 100" shade

Little hard to see but we put in new critter fencing at the back of our lot where the deer trails are. Mostly 8 ft and up to 10 ft in a couple of areas where the grade works against us. So if they can still get in to eat our roses — they’ll have fucking earned it at least.

Found a house we love today, and are writing an offer tonight - wish us luck!
It's the same year as our current house (1960) and the same size, but it's a much higher quality of construction and its SPOTLESS. Other than a few odd updates in the 70's (windows and some light fixtures) its like a sealed time capsule.

They accepted our offer, with a contingency for selling our house, which we are listing on Wednesday! Hope they don't bump us for a different offer! It's odd cause we were the only people to look at it for the first 5 days (which is why I didnt want to list our house right before the 4th of July), but they had 3 showings scheduled for today. Hope our deal holds up.

It is a single owner house - When filling out the form 17, one of the questions was if the basement has ever flooded. The 93 year old seller replied that water had gotten under the door downstairs during pressure washing IN 1965 😂

It's also 1.5 miles from my best friend, and 2.4 miles from our favorite couple to hang out with.
