Offers kind of need to have an expiration. In a hot market, there is no reason you would need even the typical (in Cali) 72 hours.

We can pull our offer (or threaten to) at any time. An expiration date is just a psychological trick.

Have you considered that my agent knows the specifics of this area better than you guys? Not all markets are the same.

Hint. You can still pull an offer with an expiration date.

And you can still honor an offer past its expiration date....but being in that situation seems like it would give you leverage (however artificial) simply by pointing out that the original offer had expired.

Does seem like kind of a weird thing not to include. Also, even if you don't include one...it is not like the seller is going to come back a month later and assume your offer is still good. Its not like you have any sort of binding agreement. So I guess even if you don't put an expiration date, anyone being advised by a competent agent would have to assume that the offer isn't good for very long.

Anyone have any experience with quality of Andersen vs Pella?

I'll send back the same offer (maybe with a token 1-2k increase) in a week if the house doesn't sell. I've seen enough houses that have generated "interest" sit on the market because the reality isn't reflected in the photos.

I would also include Marvin in your search. I'm probably in the same boat of replacing my windows in a few years. FWIW, I've heard that triple paned are only marginally more expensive than double.

I actually pulled a quote on Marvin I wasn't displeased with.

Was under the impression Andersen and Pella were slightly "nicer"... but... I am ignorant of this so asking around lol.

We are in the design process of building a house and are going with Andersen windows. We shopped all three makers you referenced and not only did we like the Andersens the best, they came in $10,000 under the other two. Obviously thats a single data point, but thought I'd share.

Each brand has different offerings to meet difference price points. E.g. An Anderson 400 is equivalent to a Marvin XXX, etc. I would pull at least three quotes and cross reference with HD and Lowe's.
