Stock is up 11% on the news he's buying a bunch of shares.

Of the 182 counties in America with the most short-term rental listings, revenues were down in 179 of them (98%), with the average county experiencing a 29% decline in revenue per listing comparing the three-month period from March to May 2023 to the previous year.

I do have one question, who the **** is vacationing in East Stroudsberg, PA?

Not to ruin the joke, but those stats are by county and Monroe county is in the Poconos and on the Appalachian Trial.

My guess is that they did a healthy nomadic remote-worker and "drivable and outdoor-focused vacation" business during covid given they are <2 hours from NYC and Philly.

And even as Covid tailed off and people returned to the office, some of those trends continued (e.g. I have a coworker who negotiated a year or so of transient remote work who still has a couple months of travel left).

Fresno and Bakersfield are on the list too, what in the world

Small population outlier effect? The more observations you get for an area, the more likely you are to draw it towards the mean--easier to find extremes in the small populations.

So of the 6 people total who used Fresno airbnbs in 2022, only 3 of them returned in 2023.

edit: I did a search and despite having 10X the population, it looks like Fresno may actually have fewer AirBNBs than my county. So yeah, I think it is safe to say Tourists aren't going to Fresno...maybe there was still a long tail of SF/LA remote workers who were looking for more temporary space for their family or lighter covid restrictions.
