I LOVE women. I had a 4.0 for the last two semesters, now I have like 4 B's and 2 A's at midterm. I'm just stretched too thin right now, 18 hours of class and 27 internship work hours. The last thing I want to do after getting off work is looking at a computer screen again.

F@ckin' tenants! It's not my problem you got into a fight and one of you wants to leave, find someone else to take his place and just pay me my rent. I'll fix your door and your toilet but I'm not here to babysit you and your idiotic drama.

This has to be one of the worst jobs ever. I thought about owning rental property before, I bet you put up with a ton of BS.

It's really not that bad. The places are in a nice, sought-after neighborhood so I usually have good, long term tenants but these are younger (20s) people and I don't like dealing with their issues. Otherwise, I've shoveled my share of **** (literally, after a drain was blocked and backed up) but that's part of the gig and while being a landlord is not for everyone, I'm generally very satisfied with the investment and return despite the occasional headaches.

the buyer for my house got cold feet because of the inspection, but wont say why so I can get it fixed.

Is it better to have long term tenants so you have some sense of security but are locked into an agreement with them or shorter 6 month contracts where you have less security but know that if there is an issue you don't have a long time to wait to get them out?

My uncle rents a 3 family house + commercial and has had so many headaches with his renters. One left the place in shambles and the deposit didn't cover the damage, others paid their rents months late and getting them evicted is a royal pita.

It's generally much better to have long term tenants. Having tenants turnover every 6 months would be a nightmare and i would never rent to someone for such a short term. You will always lose some rental income between tenants, not to mention the hassle of finding new ones.

The avg. tenure in my neighborhood tends to be 2-3yrs for younger people and I have some older folks who have been there 5 yrs+. People who stay longer will generally take much better care of the place than someone who is leaving shortly. You obviously have to screen people carefully so that you're not stuck with bad tenants though this is often a function of the neighborhood and price range you are in.

Unrelated to the above comments, but its pissing me off.

Real estate agent took out 2x the monthly rent from my bank account this month for some unknown reason. Which means

1. Im overdrawn - ie the only cash I have is $40 in my wallet
2. Im stuck to using my credit card
3. Ill get hit with an overdrawn fee from the bank.

On top of that, its a Saturday, and they're not going to do anything about it till Monday. Screw real estate agents. They essentially have no competition (only for properties, once you're renting they have no incentive to do good work).
