Georgia's revenue department is bullshit. For first time filers, you have to do a mailed tax refund (direct deposit not allowed). Processing can take 12 weeks or more. Literally a quarter of the year before they'll even mail it to you.

If you're going to shill for your wife's portfolio, at least shill for a great brand like Culver's. I didn't pay attention to the case. This was the city planning department rule? The one about 15 years ago was a mall contract that Qdoba sued over because another company had got the mall to...

This flies in the face of a Massachusetts Supreme Court ruling that burritos and tacos aren't sandwiches.

#1 is absolutely true. Our tax code's attempt to social engineer shows unintended consequences.

Boomers say you can take my house from my cold dead hands; spending $100k+ to not have to move out. https://fortune.com/2024/05/11/housing-market-mortgage-rates-lock-in-effect-boomer-renovations/

I think you all would be surprised. As a kid, there was always one kid's house that had a ton of hunting trophies (maybe not that extreme).

Someone posted a tweet yesterday about how deaths will start outpacing births in the US in <15 years based on updated demographic trends. That probably is going to impact housing prices just a bit if the population starts shrinking.

I'm so confused, @Fueco, are you getting paid 9% or are you paying 9%? Your first post mentioned 9% interest rates. I asked where you're seeing 9% rates because they are much closer to 7%. Now you're saying you're guaranteed 9% savings?

A mortgage is a good hedge against inflation certainly, and if you are like the people who owned the house I'm buying. It is a good move. Lock in a payment for 30 years (except for crazy Cook County property tax). Where are rates 9%? Everything I'm seeing is 7% or under.

I strongly believe we overemphasize home ownership in this country. I posted in another thread how the US has an extremely high migration rate relative to other countries. That can put people at a huge disadvantage (think single company towns or other dying towns). We also train people that...

    STEAKS!!!!!!!

Another interesting video about how hot of a pan to use. Bonus, turns out reverse sear and sous vide create more evenly cooked steak, plus he claims it is easier and more relaxing to cook a steak. Best combo is allegedly reverse sear plus deep fry. He does use the phrase "degrees Kelvin" so...
