Georgia's revenue department is bullshit. For first time filers, you have to do a mailed tax refund (direct deposit not allowed). Processing can take 12 weeks or more. Literally a quarter of the year before they'll even mail it to you.- brokencycle

I'm so confused, @Fueco, are you getting paid 9% or are you paying 9%? Your first post mentioned 9% interest rates. I asked where you're seeing 9% rates because they are much closer to 7%. Now you're saying you're guaranteed 9% savings?- brokencycle

A mortgage is a good hedge against inflation certainly, and if you are like the people who owned the house I'm buying. It is a good move. Lock in a payment for 30 years (except for crazy Cook County property tax). Where are rates 9%? Everything I'm seeing is 7% or under.- brokencycle

Another interesting video about how hot of a pan to use. Bonus, turns out reverse sear and sous vide create more evenly cooked steak, plus he claims it is easier and more relaxing to cook a steak.
