i happened upon this jpeg and for some reason it really made me laugh. it brightened my day.
I have to yell at the bank about two or three times a year for messing with the escrow payment. They always screw something up. It is a bureaucratic nightmare.
My mortgage has no escrow. When I bought my house they screwed up big time. I kept watching the escrow account grow and kept telling them I was getting late notices on my taxes. They sent me the final notice before a lien so I re-fi'ed with someone else, used the escrow to pay the taxes, and said I'd never again allow them screw ups to handle important payments in my name.
i dont think you could get away with that in the states. im surprised they agreed to even fund the re-fi without an escrow acct for taxes and insurance. but hey, more power to ya!
One of my houses has escrow, but I've been banking with these people (USAA) since I was in diapers. The other (rent) house hasn't had an escrow account in a decade and I will keep it that way as long as I have it.
im jealous of you guys. escrow accounts (for people who would actually pay their taxes and ins.) are just holes for your money to sit in.

Just got my property tax bill. They had increased the assessment. I appealed and they called me to say they will drop it.

Took it in, was a cheap simple repair. Plus I had a voucher. Didn't cost a penny, and my car is running like new.
