Thanks Jumbie. It's okay, I've waited this long, I'll wait another year or so, and get what I want in the end. I'll get a better price for my current house and have a lower mortgage on the new one, due to dropping more money into it.

As I usually do, I'll try to put this in the context of how it is advantageous for me. Does this mean you're going to have money to take a vaca in Sonoma now?

Oddly enough, I could buy this house. It's because I want to build this house that I'm having grief. It's okay, this just forces me to consider more options.

I have a great idea for you. A house at the end of the street by Cyrus (491 Foss Street, Healdsburg CA if you're interested) just went up for sale. Sotheby's Realty. Only 1.1 million for a tiny little house on 1/3 acre. You could get that and rent out the guest room to me. I'd cook all the foie you wanted. And I could have a 50 yard commute to work. You'd be in your favorite AVA in America. Win win all around.

Pio, are there no builders in your area who are capable of carrying the construction note themselves? Or building your house on their construction l.c.? Or are you going to general your own project to try to save some money?

I have the builder I plan to stick with, for various reasons. There might be private monies available, but for other reasons, I am loathe to pursue them. I would rather wait than seek out certain avenues.

And this preferred builder can't provide the interim financing? That's done more often than not around here.
