Hopefully LA is better in the next few years - they're extending a bunch of train lines, LAX finally getting that last mile, etc etc

Lol it will not be.
I have some friends who are nurses at Huntington and used to take the train to work.
It's so sketchy now and full of the homeless they won't do it. Driving their cars again.

I went to school as a kid I'm downtown, and before I got my license used to take the bus home outside football season. Crime. People peeing on the busses. Needles.

Public transit here is a cesspit.

in case you guys have missed my updates...

why gutter guards are bad, in one picture:

i just had mine removed and this is what i found. no drip edge. water has been getting under/behind the gutter guards and rotting away the roof decking.

looks like it's only a major problem over the porch, so i'm just going to install drip edge and wait it out until i need the roof replaced.

should have gotten a roof inspection

Don’t know yet. Debated a small wall here and to the left side of the picture. Have
Some stone work in the backyard needed as well so was just going to have everything done at once.

crepe myrtles are a late summer / fall bloomer , my old lady was just saying how she's been seeing early blooms
