My DHI and TOL has been more volatile that I would have thought, yet oddly enough, their premiums are not all that.

Yeah maybe not good for growth stats... But people finally refusing to pay obscene prices to buy homes?

If average prices dropped, why did the index rise?

Also, am I reading the index methodology correctly to say that if housing prices stayed flat over time, the index would decline right? It looked like it is ~20% decline over 10 years

appraisal came back, on paper we're up ~25% over two years. dunno how that might translate in a sale the local market can be squirrelly that way i've seen head scratchers in both directions and the comps n notes in the paperwork bear that out

Looks like sales dropped, not prices. Not enough houses for sale

From the article:

The median sales price of new homes dropped to $361,000 in June from an all-time high of $380,700 in May, but they are still higher than they were one year ago.
Case-schiller is a "repeat sales" index, but that quote is for new homes.

Might explain it...

We once looked at a 4.5k house that only had one bedroom and the bedroom was something else. It was a modern style house and it was a single floor, all open space for the most part. The bedroom did not have a single outside wall and was a glassed in room in the middle of this big open space. The bed was positioned so you could see out an actual stunning bank of windows to an incredible view and there were electric, remote controlled for the bedroom glass. It was real weird.

I saw a short write up about this one somewhere- it apparently was an AT&T secure server site, and yeah, it was built to meet HOA rules.
