The three houses I mentioned recently have all closed now.

House 1: Sold before posting was online @ 100% list
House 2: Sold in 4 days for 8% over asking
House 3: Sold in 1 day at 15% over asking

The average $/sq ft was ~10% more than houses that sold in September and about ~15% higher than those that Jan-March.

wtf, I thought the demand side was being driven by people trying to make room for covid/WFH, escape their city dwellings.

Or is it that they weren't immediately selling their old place and thus it counts as a second home?

You don't actually have a driveway anymore. The whack a mole approach will work until lt doesn't and eventually your driveway will be nothing but patch. The second picture out show had the asphalt actually dissolving, and it needs to be replaced. Spend 13-15 now, or spend 2-4 per year for the next few years and then pay 15-18 to replace in a few years. That driveway is toast. The edges are crumpling, waster will continue to get in and eat away, expecially if you live somewhere with a freeze thaw cycle

Looked like my driveway, and it needed replaced badly.

Thank you for the sage advice. We're not that far from Vorhees NJ on the PA side so definitely experience weather fluctuations and significant precipitation.

Ahh! I know that area a bit. Yeah man, bite the bullet. I found that Asphalt costs jumped quite a bit, so it may be worth while to pay the man before costs keep increasing

I wish I bought another 500 feet of Romex when it was ~$70 for 12/2. It's up to $120-130 now. 14/2 is more expensive now than 12/2 was when I bought it.

Same. I bought some 4 years ago, and bought way extra at the time. Well, 2 houses and tons of wiring projects later, I am almost out and I am dreading having to go buy more

I was working with the stuff right when it hit the "peak" of $10k/ounce back in 2008. We had a couple ounces, and we...vaporized it with lasers.

That was a bit of an existential moment as a broke-ass grad student.

I mean, pretty much all "white gold" is rhodium plated, so you probably already have some in your house.

The landscape lighting installers are here and there are 4 of them. I'm glad I went the pay route versus trying to do that **** on my own. The other plus is not having MV visit my house to help install and sleeping on my couch.
