So apparently the listing agent called my closing attorney, and then my agent had a 30 min phone call with the attorney explaining everything to her. (I hope those aren't billable hours.)

I don't know anyone who has been charged a billable hour for residential real estate down here. The places my agent recommended were all fixed cost contracts.

That makes sense - would the increase sale cost affect the property tax going forward? Or negligible compared to int. rate savings to money now?
I don't think property taxes are adjusted based on sale price around here. I may be wrong. But it's a negligible difference considering the tax rate.

Property taxes here are on an evaluation cycle. They do evaluations every 4 years (law requires at least once every 8). They also come and evaluate stuff. They come examine your house if you pull permits for major renovations here, but you don't legally have to let them in.

When we finished our second floor, they came out, and my wife didn't let them in and it worked out heavily in our favor. First, they screwed up the square footage somehow and have us about 500 sq ft smaller than we are. It makes no sense because the added square footage and totals were on the permit application with the city. Also, they then had no basis to give us a high grade of finish, so there is no multiplier on the value.

So, apparently, things went easier than expected. We have an accepted offer on reasonable terms (not the I sane terms the seller wanted) and hopefully we will be able to close by the 30 or 31 of December!


Pending appraisal, pending inspection. This is quite exciting. Seems like a cool jlhouse, need updating, needs work, needs all new carpet, etc, BUT great area, decent schools, nice neighborhood. So all in all, it should be good long term. Plus, by updating, we will add a crap ton of equity pretty quickly!
