Paid property taxes today. Not fun. Was grumbling to the Mrs. and she pointed out that given the price appreciation this year with the COVID exodus, we are probably still about 10% ahead of our carrying cost. Actual cash out the door still feels much realer than potential, unrecognized capital gains.

When you pay with your wife's money, do you sign her name on the check?

I was looking at our HOA documents and it looks like someone faxed a copy to someone else then had them scan it in at such a ****** resolution. My lot has a special call out because it sits in 2 counties but I can't read a damned thing.
Like in most legal documents, what you can't read can't hurt you.

Conversely, if noone has a cleaner copy, offer to transcribe it and write whatever the hell you want there. See if they catch it or not

That reminds me of a peer I had in the local non-profit community back when I was The Man. It took me a year or two to figure things out but then I did. His archived minutes always said what would serve him best in the present moment.

Looking to install a new set of windows in my backyard facing bedroom. Posting this hilarious discrepancy:

Got a quote for a Marvin Ultimate window set - 4'x5' picture window flanked by 2 2'x5' casements = $4250 bucks.
Quote for a Pella double pane Lifestyle - 4'x4' picture window flanked by 2 2'x4' casements = $8000 bucks

These are uninstalled costs.

Considering the Marvin window is extruded aluminum as opposed to Pella's roll form I basically laughed at the Pella guy.

He tried to convince me the extended warranty was worth $3750 for a shorter, more poorly constructed window.

Funny, I just came here for recommendations on windows. Looking for wood. What qualities should I be looking for? I really don't need the "best." To put it in SF terms, Brooks Bros is fine, no J-Crew, but if anyone knows of a diamond in the rough (AE seconds if you will) please do share.

If you're looking for AE seconds level, Pella Lifestyle (it used to be called the 400). It also looks like they have impervia which is fiberglass or the Marvin Elevate which is fiberglass outside and wood inside. In my (admittedly limited experience), there's a large premium going up to the Pella Architecture or Marvin Signature because there are more options like wood type and more glazing options.

Maybe we looked at the 4 or 600 series. I can't remember now. I remember they were the midrange of quotes we got. We ender up doing the project in smaller chunks which affected how we bid it out. Pella still seems good though.

My bad, I hadn’t looked at the detailed estimate. Looks like $25,000 is the painting and stucco work, $15k is for dry rot repair. The bottom unit needs their entire front door replaced.

Finalized paperwork and locked in refinance today. Rate is 2.89 for 30 year fixed and if we move some assets to the same bank we’ll save another 0.25%. Savings unreal. Thought about moving to a 15 year, but rate is so low and I can always overpay if I want.

The only way I would pay off early is if the other option is to sit in cash without getting more than 3%. Who knows what cash will pay in the future.
