Once again saw a house sitting on the market, and the reason was completely obvious when we saw it. This one had a queen bed (maybe even double) in the "master suite" with a night stand on one side, about 12" clearance against the wall on the other side, and you still couldn't open the closet door completely.

And apparently our market is now the hottest in the country, surpassing Austin. Maybe I'll just overpay for a fixer-upper and hope I can wait out the equity. Maybe I can make a killing selling to some tech bro in 5 or 10 years.

How often are y’all working in the yard? I try to get out there once a week. Sweep up the sidewalk, water plants, a lot of sweeping.

I screw around in the yard for a couple of hours almost every Saturday.

So... installing a venting range hood in a 2 story home... what are the options?

1. Vent on exterior wall with ducts running parallel to joists (easiest)
2. Vent on exterior wall with ducts running perpendicular to joists (only easy if stove is against the wall)
3. Vent on roof, running duct through a 2nd floor wall or closet ($$$$$$)

Am I missing anything?

(Should note that 1. is out in this particular house because it would vent above the deck, which seems like a bad idea.)

Option 1. There is absolutely nothing wrong with that. #3 is not possible through the walls due to thickness of the duct you need to frame around an exhaust pipe through the joists.

I just had to disconnect the drip irrigation due to freeze warnings. ? Sadly a long weekend of destroying leaves is on my plate.

Lately what's been bugging me is the local cats, not sure if there is an owner(s) or they are just strays. I've seen all colors, must be at least 4-5 of them. My front yard attracts them all. I have black tanbark and mulch throughout and it's just a big kitty litter box all around. I started shoveling the one next to the driveway, tossing each week when the garbage disposal comes. Once I tear out the current grounds, will put in red bricks to extend the driveway a bit.

I'm not sure if neighbors are not picking up their dog poop. Pretty sure it's all cats.

We're still getting the SF exodus premiums. Average sale price up 11% YTD and per sq ft up 16%. Heard from our estate agent acquaintance that a lot of "generational" family compounds are suddenly on the market too.

I ride past there frequently. Had brunch at MH Bread & Butter on my birthday last year, actually.

Perhaps this is petty of me, but I feel better when I look at these multi-million-dollar estates and can smugly look down on their design choices.

Did I ever mention I dated an heiress to the brickyard that sits on the point east of there? That's got to be a $$$ piece of land to maintain industry on (and I guess they used to own all of the state park and beach land around it too).

Wouldn't be surprised to find out that family had some crazy Marin generational family compound action going on.

Of course I was woefully ignorant of the area at the time. I just thought she was cute and that it was pretty neat her family made bricks somewhere in the bay area.

In all seriousness though, it didn't last all that long.
When I finally made it to CA for the first time years later I looked it up on a map....like...I knew she had gone to a fancy private high school in marin county, but I guess I didn't realize the brickyard sat on prime coastal real estate and that the family had parks and streets and **** named after them.
