At the same time, I think a lot of buyers are put off by paint that is the wrong colour and don't seem to realise they can have a decorator paint the whole thing for a few thousand pounds.

The house we bought sat on the market for almost nine months. The previous owners listed it themselves, and originally priced it way too high. They got a realtor, dropped the price by $50k, but left the entire house painted butter yellow which I'm convinced turned off buyers.

We repainted it and it was shocking how much of a difference it made. You'd think they would at least try fairly basic stuff like that when the house wasn't selling.

we had the ducts cleaned off the bat and the house was transformed. it's amazing what sellers will skimp on.

I don't understand why people are turned off by paint -- everyone now seems to paint to sell then the buyers repaint anyway. The house we bought had mauve everywhere -- although after removing trim, it might have been them trying to cover up a different color with an off white to sell that just made it look mauve.

It just screams standard size cabinets.

Oh that’s just a setback from the window, totally normal. The original cabinets were actually very nice quality for being 60 years old. I think they may have been made on site.

My mentor, may his name be a blessing, was actually a nationally known and recognized attorney in his field of practice. He had a saying that went along the lines of, "All lawyers are pains **********...until you need one."

As a lawyer, he is right. It's also amazing the type of people that rail against lawyers and our supposedly overly litigious society, yet are often the first to immediately want to sue over fairly trivial things.

I find there's a saying like that for many professions. For instance when people are complaining about the price of their CPA, there's the old saw, "The most expensive accounting is bad accounting."

I just chalk it up to society generally disliking professions with specialized knowledge that are needed to keep society rolling yet don't produce anything tangible.

People resolve their disputes one of two ways, the law or "the street". Lawsuits show the rule of law is working, but people believe the opposite.

Well, remember the law can be an ass, to paraphrase some English dood. It's not like every lawsuit filed is meritorious and it's not like every lawsuit that gets filed is designed to necessarily be meritorious.

I just chalk it up to society generally disliking professions with specialized knowledge that are needed to keep society rolling yet don't produce anything tangible.

Fair point. We lawyers are also cursed with the clients who are often totally unappreciative of what we've done for them. I've heard, "You charged me way too much. Anyone could have won this with the facts that I had!" People also have absolutely no qualms stiffing their lawyer on the bill because most lawyers won't sue a client (I have) or are afraid of a Bar complaint, even if it's frivolous.

I'm a lawyer and deal with lawyers and non-lawyers pretty equally. It is so much more pleasant dealing with the non-lawyers. Lawyers have an amazing ability to just make things more difficult, contentious, and complicated than necessary. I am including myself in this. Doesn't make them useless, but they really are annoying.

I'm sure I've probably shared this little gambit I developed years ago...

As a healthcare exec I can't count the number of times I've gotten the implicit threat of being sued. It's usually, "Well, I'm a lawyer and..." or, "My son/daughter is a lawyer and..." The gambit I developed is to stop the conversation when this happens. "Whoa! Stop right there! I can see where you're going I have to tell you something up front. I don't care you're a lawyer/your kid is a lawyer, I give you my pledge we will not discriminate against you because of this, or treat you any differently than anyone else. I pledge, even though you're a lawyer/your kid is a lawyer, you will get EXACTLY the same treatment as anyone else."

The looks people get on their faces from that one is priceless.

Agreed. There are a lot of lawyers for whom their job is how they identify or define themselves. It's exhausting. Everything doesn't have to be an argument. I am also married to another lawyer, but thankfully neither of us has any interest in the other's area, and we're both very good about leaving work at the office.
