Learned a nifty trick from the guy who installed our backsplash. You can mix a very small amount of paint with clear caulking to make color matched caulking.
This is life changing potentially. Wow

So our house is finally on the market and listed. We have a couple of showings lined up in addition to the Open House we will have this Sunday. Should be an interesting weekend.

Also checked in on rates again and was offered 30yr at 2.625%. I remember looking to refi last year when 30yr rates were a % higher...

Our local farms have been doing such a good job the last few years I've lost any motivation to grow anything except landscaping plants.

SF bros I need some urgent advice for a unique house. We are currently house shopping, and my wife had the opportunity to tour a Modernist style house yesterday. The house incorporates a fair amount of glass, which gives me some pause. It's part of an estate sale, and will be sold this Tuesday or Wednesday. It's being offered as is, but appears to be pretty well maintained with at least one major renovation since the 2000s. Does this sound like a money pit/headache or opportunity? Future upgrades will be contracted, I do not trust myself to become all HGTV.

Does anyone have any similar experience with purchasing an older home?

None of that sounds particularly unique. Even if it is sold as is, you can still get an inspection and walk away if it is bad.

The key thing in buying an older home would be to make up a summary of the condition of all of the major features - Roof, heat/air, windows, fence, irrigation, etc., so that there are no surprises. Offered as-is, hopefully they will allow you to get an inspector in before the sale. If not, perhaps you can at least ask about when the work was last completed in each of these areas and then set a "buy" price with enough of a budget remaining to take care of any essentials and upgrades you will want/need. It is so much more enjoyable to move into a home when you have some money set aside to do some personalized upgrades especially in the master bath and kitchen. I have found even just upgraded lighting fixtures and paint can go a long way to make a place feel like it's yours. Good luck!

So we found a house we both liked this weekend. 20 minutes from our current place and in the school zone my wife approves of. The price seems within reason given housing prices in general and wanted to get people's thoughts. Realtor is basing comps on total price and not price per square foot. Houses have sold for mid-$180s per sq foot up to $205 per sq ft. This house comes in at $206 sq/ft. and have been maintained quite well. I could not find any issues and we would not need to move in and paint anything. This is the most move in ready house we have seen. Thoughts on pricing? What is too much of an increase?

Our open house went well. Had 13 groups come through and the most interested asked a ton of questions and stayed for over an hour. We will see what happens!

Under that logic a 1k sq foot house and a 2k sq foot house, comparable in all other ways, could be the same total price. I smell a stinking pile of bullshit.

Price is at the top of the range (per sq ft) but if it's turnkey then that's arguably justifiable. Comes down to do you want to live there, in the end.

Personally I never like being the most expensive house in an area, I prefer to put in the sweat equity and buy lower in the range. I also don't trust the houses at the top of the range not to come tumbling down faster if something changes in the market. If you plan on staying there forever, then this is less important. But nothing to me will ever be turnkey, so price in your own adjustment there. Is it worth 20$ more per square foot?

Also I have to agree with Piob. My bullshit detector is going haywire on that one. I have never seen someone pull comps that way
