Okay, I was wrong, Sounds like you use it.

I want my bedroom to be a tomb. No light unless I want it. Of course I am not a 5:45 am riser.

Our sleeping chamber has great blinds and it's as dark as I want it to be. And that's 4:45. ;)

I would say with the latest employment and inflation numbers you might want to wait a bit to see what happens.

That is sort of what i am hearing as well @cross22

I want to say my job is quite secure, received a raise recently as well. But I assume if shit hits the fan no where is immune including the Bay Area.

I feel like I am in a rush, looking at a few places. Have had discussions with my loan agent and pre-approval all done pretty much. Two houses right now I am eyeing that is attractive but may actually require me to up to my upper bounds. There is another home that I may be able to buy well within my budget but it's missing a second living room, generally smaller sq ft.

This will be my first full summer looking, started tail end of last summer and stopped looking during fall.

A few months ago all the buzz was that the Uber and Impossible Food IPOs would add another spike to local prices, but who knows.

Putting an offer in on a one year old home. I really like that it has seven zone cooling and seven zone radiant heat, 2 1/2 acres with tiny amount of landscaping, rain water capturing, and views for miles.
In the area your wife wanted?

Does it have a seperate water heater (tankless even) for the bidet water? Insist on that before closing.

My understanding is that granular of zoning doesn't actually provide much energy savings for most people. But 2.5 acres without much landscaping (which I hope means limited maintenance and lawn mowing) sounds lovely.
