Three houses in my neighborhood have been up for sale for more than a month. The average in March was 3 days. The market has definitely changed, quickly.

Ironically, this probably makes things worse for first time home buyers. Cash buyers don't have to worry about increasing rates, and prices won't fall enough to make up for the increased rates.

This is in my 10 year plan for my front yard (pleb for setback). When my son is old enough to help, or at least not get in the way I’ll rent some equipment and it will be my summer project.

we spot water it's true but only certain ornamentals and fruiting stuff , the majority of our landscape are more or less natives that appreciate the senescence .

in terms of automated irrigation the juice wouldn't be worth the squeeze ( we haven't yet watered a single thing this year ) but i could see setting up a simple gravity system

Lol at waterers period. When we had our yard done, we used all plants that are designed to survive in NC climate, so while we had to water the first year to get everything established, we haven't watered since. The plants are doing great and almost zero maintenance.
