A few years ago I lost my Amex and called them to get a replacement. She asked me if I needed the card quickly, I said no because I have a visa card that I can use until the replacement Amex arrives. She overnighted it anyways.

LOL, that is hilarious. One thing the author said right at the beginning though about what part of the marco cycle we're in and finding staff? My god, during the Great Recession my staffing was so good and so easy. Tenure rose dramatically as people were too paranoid to job hop...and this is in healthcare!

Wework is a disaster for sure. I literally lol'd at the EBB "Earnings before Gluten" line.

I heard that Wework doesn't cover meal expenses for its employees during travel if it contains meat. I am serious.

Mulling over maybe 5% or 10% exposure. Trying to figure if it's best done within a taxable account, Roth or traditional IRA.

Look's like the OP modified their allocation a bit in a new thread:

HEDGEFUNDIE's excellent adventure Part II: The next journey

55% UPRO / 45% TMF

With a quarterly rebalance, it would be rough in taxable. From a return standpoint, you get roughly a 1% additional return for every 5% exposure you have to this if I calculated it correctly.. My thought is, 5 years down the road, am I going to stick with this?

Another experiment would be to market time and jump in once a bear market starts. Looking at Portfolio Visualizer, plug in a 100% SPY vs. his 45/55 portfolio, and it handily beat. Then again you are timing. I don't know, maybe worth a gamble to scratch a bug?

I have 4.375% now. Maybe I should refinance.

Sent a note to my BIL and he said it would be north of $20K to refi due to closing costs. I really don't understand why they are charging him a % basis vs. flat dollar amount. Maybe different banks do it differently?
