Help me renovate my home ...

Hi

My home needs to be renovated. No major structural work but almost all interior work. All doors will be changed, all floorings, and all bathrooms. I am also open to adding or deleting partition walls, but no changes to structural elements.

Needless to say, I will be hiring a professional but right now we have just started discussing what we want, we might be possible and things like that. The first step, so to say.

I will be utilizing this thread to get members' thoughts on various aspects regarding the same. Please give your thoughts, comments, suggestions etc.

Anyways, here is room 2 - my study/den/HO/call it what you will. Its a spare room in the room where I have a table and a sofa and I use my computer there. Here is the existing layout. I dont know what to change in terms of layout. Maybe just new interiors since there does not seem to much scope for change in layout. Thoughts ?

THe drawings were made on Autodesk Homestyler, a free online home design software

I must say that I like the existing layout of your bedroom much better than the proposed. The proposed layout will divide the space into too many compartments and you will have to walk through two closets to get to the bathroom. Would help if you can tell us a little bit more about your preferences.

Do you prefer several smaller rooms to open spaces?
Do you happy with the current size of the bathroom?
Do you and your wife need more closet space?
It is hard to tell from the drawing but where does the doors lead?
Would you prefer a working area instead of a seating area? (As proposed)

Do you prefer several smaller rooms to open spaces? no preference, would go with whichever will give me better space, layout and utility

Do you happy with the current size of the bathroom? yes, its around 10 x 10, I am thinking of getting ride of the tub and getting a closet there.

Do you and your wife need more closet space? big yes

It is hard to tell from the drawing but where does the doors lead? The main entry into the rooms comes from the landing area and the staircase is to the right after going out of the room.

Would you prefer a working area instead of a seating area? (As proposed) Yes, the sofa is hardly ever used. A nice is being created in one of the corners and putting a small desk there looked to be a good idea. A sofa cannot go there due to size constraints

Ok, here is my recommendation.

1. Close the door hole between the closet and the bathroom.
2. Open up a new door between the bedroom and the bathroom. Where the "northern" sink is today.
3. Move the door between the bedroom and the closet a foot or two to the north.
4. The walk in closet can now fit wardrobes on three walls (north, west and south) plus maybe a small island in the middle of the room. This should give you 26 feet of floor to ceiling storage plus the island which can be used for underwear, shoes, ties, jewelry etc.
5. In the bathroom, move the sinks to the north wall of the bathroom.
6. Change the seating area into a home office with extra wardrobes for storing outdoor clothes etc.

Just my 2¢.

Kitchen is on the ground floor. My bedroom is on the second, the study is on the first. Sorry for the confusion but I am putting up drawings one room at a time haphazardly

Ground Floor
Entry foyer
Common area- seating on ground floor
Living area and dining area (one big area)
Guest bedroom (the bathroom doubles as powder room for guests but will be separated )
Kitchen and store

First Floor
Study
My mother's bedroom with attached dresser and bathroom
My son's bedroom with bathroom (This was my bedroom earlier)
Another bedroom with bathroom (This was my sisters' bedroom but will be taken by my second child if I decide to have one)
Common area - no furniture but mid size fridge
Small mandir / pooja room

Second Floor
My bedroom
Common area (where some gym equipment is lying)
One bedroom with attached bath (used by domestic help, 3 girls share this)
One laundry/drying area

Quick comment.

Messed up my conversion from foot to metres. Don't think you can fit the island in the walk in closet.
