buying shirts on ebay: how do you measure?

there are a couple of shirts on ebay i'd like to get but i can't figure out how to measure one of my shirts to see if they match up to the measurements of the shirts on ebay. has anyone here had any good luck using home measurements in such matters? i find that i get different measurements depends on if i stretch the shirt a little more or less or or if i used the front seam or the back seam or if the sleeve of the shirt is blousie or not. sheesh. and then, online, you never know how the sellers are doing their own measuring.
anyone here figured this thing out?

I've bought and sold a number of things on ebay. When I sell, these are the measurements I offer:

Top to bottom in the back.
Shoulder seam to shoulder seam.
Shoulder seam to end of cuff, or end of folded double cuff.
Across the chest under the arms.
Neck size. This is from the center of the button to the center of the button hole ,measured along the collar band.

Sleeve length is approximately half the shoudler measure plus the arm measure.

Buyers can compare these measurements to those of a garment that fits them.

If you're talking T shirts, they're usually measured across the underarms and from the collar to the lower hem on the back.

To measure something you own just lay it on a table unstretched and go for it.
