I have noticed that too as I embark on getting my finances prepared to go get my first home this year. What always seem to happen is that houses in the suburbs within 15km of the cbd that are a bit run down usually get snapped up pretty quick and torn down to make way for 4 tiny units in the same block.
I think I need to get in quick before it all gitrs to shits.

I used to give into the hype and shop ferragamo for a couple years (as I sadly admit) but I took a risk a brought a pair of JM Weston shoes online and figured I could send them back if they didn't fit or feel right, I was lucky though and very happy with the fit. Herringbone stocks Crockett and Jones so I was fitted there then ordered from online stores that run a cheaper price. Caulaincourt just hada trunk show in Sydney that I was sad to miss

When you make a big investment and you lose it all. It hurts man.

Emotional, or financial investment?

Whichever it is, I'm sorry to hear it.

I invested in three shirts at $110 each. The sleeves were too long, so I had my tailor shorten them at $30 apiece.

I washed them, and in a moment of weakness, tumble-dried them for ten minutes on "cool" setting.

Ten minutes later, I went to check. The dryer was like a furnace. The shirts were almost too hot to touch. Naturally, they shrank. The sleeves were now about 3cm too short.

I went back to my tailor. "No problems", he said, "I don't cut off the excess length. It's still inside the cuff." He lengthened them again. Another $30 apiece.

Still way too short.

Total cost $510. Great shirts, but the sleeves are too short for me.
