i saw a "converted" 1-bed posted on cl for $1200. anyone have experience doing this? seems to close for comfort to me. PS i revised my target rent downward (again) to $1400

I assume since you are on a budget in terms of your rent that you won't be able to afford taking a cab everywhere (especially up that high), so the only downside is that you have to take the 6 train down to the 60s/50s at the earliest to tansfer to something that can take you West. The 6 is the only train on the UES and like the L it can get VERY packed where you'll have to wait sometimes a train or two before you can even get on.

Well guys, I found a place!

53rd street on the West Side.

The particulars:
$1600/mo
shared with 2 roomates
Master bed with private bath
Shared (1/2) living room and kitchen
Fitness room
Doorman
Rooftop Deck
The unit overlooks a landscaped courtyard so very quiet no street exposure
Found on craigslist - roomies seem like pretty nice guys (young professionals)

Per all of your advice I spend a great deal of time narrowing down the to the neighborhood that would best fit. Chelsea was top pick but I was priced out if I didnt want to live in a closet. I could afford LES but spaces seemed too small. BK - maybe next year - I got to live in Manhattan for at least 1 year - So that narrowed it down to Clinton/HC - good mix of price, space and convenience (work and social life will be Chelsea-centric)

This was actually the first place I physically looked at. It hit all the marks so I decided to go for it. A bit above my price range, but I fell in love with the space and can afford it even if its a bit above my comfort zone.

I will be on the lease. Haven't signed yet, but the paperwork is in with the management company. No brokers fee.

Also, I get to actually keep some of the furniture I accumulated over the past year in my NJ apartment, so that is a plus. Gonna ditch the futons that are currently there and put in my sectional.

Thanks all!!

Congrats on finding a place! Now you should go celebrate a few blocks south at Robert's Steakhouse

If you're happy with the neighborhood, you have a great deal for the price. Oh yeah, and as long as the roommate situation stays positive.

Cool! Looks like I made a good move here. I dont know much about the neighborhood, but it looks like it has enough in terms of amenities (restaurants and bars) - also very close to Madison Ave so I can stare and drool in the store windows, plus not far from the park, which is something I didnt consider when looking for a place.

The roomates seem like they work long hours and are generally quiet types/"nice guys". I dont think they will be any kind of nuisance and they seem like they will pay the rent with no problems.

In fact, if anyone is going to be a problem, it is more likely to be me! Ill have to be on my best behavior!

That is a pretty good deal if you are happy with the size. edit: and it sounds like you are, so congrats!
