Ah, guys. A sad post to type but alas, no dice on my deal, much to my dismay.

I appreciate the well wishes and the positive vibes - going to need one or two nights to drown my sorrows in Jack while I finish prepping tomorrows auctions. Then a regroup and on to the next.

Long story short, its been apparent for quite some time that we have fully outgrown our current space - and have been hammering out details on my dream home, which would have also doubled as a phenomenal HQ for LuxeSwap. It was in all ways the vision I had intended for many aspects - my daughters school, my personal goals, space for LS, many other things. Unfortunately, the seller legitimately had some mental issues (not even kidding) and after accepting not one, but two offers of astronomical sums (was happy to pay up for this space as it was absolutely perfect location, with a "potential" structure), refused to sign contracts by deadline. After 7 weeks of having my chain yanked and hopes raised and dashed, today was the final call to put pen to paper to make it legal. Alas, we had to put an end to it as the poor woman just is not well and could not operate the decision by herself. Even worse, her legal support system was borderline - OK, absolutely unethical. **** I could have totally put up with if everything worked out.

TLDR - I get drunk and feel sorry for myself tonight, tomorrow, rise like a phoenix from the ashes and buy another ferrari start the search again.

You guys are all awesome and I really appreciate your support.
