You: "Um, honey, you're late with your rent check."
Co-ed: "Yeah, I'm sorry, Xericx. I just don't have the money right now. Is there anything I can do for you so I can have a couple more days to come up with the rent?" icon_gu_b_slayer[1].gif

And you get to screen the potential new renters to make sure they are coeds!!!

List of duties aren't so bad in terms of what I have to do. However, it kind of kills my dreams of travelling the world and being carefree, etc. I'm not one who really likes to stay put in one place, but we'll see. I have to think about it...most of it I could probably do remotely but when I just kind of vanish at times, the natives might get restless.

Collecting rent
Renting vacancies (This would include holding open houses as necessary.)
Communicating with tenants regarding buidling or apartment issues
Overseeing all work being done at the property
Being present to allow workers into units and be there while work performed in units
not occupied at the work is being done.
Serving all notices to tenants
Cleaning common areas between visits by the cleaning company and gardener.
Be on call for any emergencies that may arise at the property.

I used a program online called "helpmydecision.com" and it says to stay in my current situation.

http://www.helpmydecision.com/

basically weighted the pros and cons for me.

I've decided to turn down the opportunity.

Did some thinking, and I don't want to have to be on call and bothered whenever someone needs something. The one thing I value most is my freedom and flexibility (I enjoy travelling alot and not having to worry about people/tenants when on vacation would be good) and having a responsibility like this, to be expected to open up a unit or if someone's toilet overflows, is not something I wish to be doing.

Smart move. Now he'll be begging you to do this and he'll be at your mercy.

if there is a maintenance problem do they call the maintenance man directly?

does he live in the complex too?

if yes to both, sounds like a good deal

edit: sounds like you have to manage his work, pass
