Buying a Foreclosure...

Anyone here have experience with this?

A piece of property my mother has been admiring for 15+ years has gone into foreclosure. On the surface it seems like a very good deal. The house needs landscaping, hardscaping, new kitchens and bathrooms, some floors, etc but is in good structural shape and is in a premium location. The land without the structures might actually be worth the bank's asking price ($1.7MM). The last appraisal was $4.5MM. This deal is subject to the right of redemption which will allow the them to reclaim the property by making payment in full of the sum of the unpaid loan plus costs within 12 months after the sale.

We have heard horror stories about foreclosures so just wanted to see if any of you have gone through the process and if you would recommend it.

Do you have cash to buy this? If so, it makes the process a hell of a lot easier.

Rule 1 - Make sure the current owners/tenants/possessor/squatter is out.
Rule 2 - Get an attorney.
Rule 3 - Get an appraisal and an inspection of everything. EVERYTHING. When I write everything, I mean every-fucking-thing. I don't care if you live in Maryland, get a volcano inspection. If you're in Montana get a Tsunami inspection (I don't think such a thing exists, but you get the idea). If something goes wrong later there's no one to go after so you better make sure it's good.
Rule 4 - Take out the max on title insurance as allowed by local law.

Thanks for the advice. Will certainly inspect the hell out of the place. One main structure, one guest house, and two apartments on the property
