Just going off what a few planners have shown me. Nothing is guaranteed, but it's relatively plausible. In 2003-first quarter 2008 you could be averaging 30-50% yearly returns and we should be entering that cycle soon. The only real guarantee would probably be the Medallion Fund.

I think your neighborhood really effects your lifestyle, or accessibility to things. Yeah, well obviously it does. I've lived in Hoboken, and while it has its charm, I wouldn't move back after living in Manhattan, and now, Brooklyn. But then again I am biased towards this side of the Hudson.

not to sound too pompous, but those planners sound like clowns and jokes..

to OP: west village for the win if you want the social scene but dont need too much space, tribeca/lower soho if you want the space (and you have the $ to pay for the lofts).

TJ, don't know how this has become so much of a discussion. With your price range/age, it's WV or bust. Is the PATH really a secret?

I think we're going to spend the summer in some temp housing and make the call after we understand everything a little better. There's an argument now that we should just live in Hoboken and save a pile of money. So it will probably be either Hoboken, West Village or Tribeca.
