it's actually shocking, NV used to be the last frontier for regular people on the east side of twin peaks. the idea that rents are the same as in PH is to me incomprehensible.

What's next, $10K for the outer Sunset?

Noe Valley was one of the first neighbourhoods my wife dragged me to on our initial reconnaissance trip. It was shortly after that I started this thread.

 

Those listings - does craigslist SaFo actually use a peace symbol for a location marker?

 

Presidio Heights, while a pantywaist neighbourhood, is actually quite nice.

Fair enough on point 1, but I'm not sure how you avoid point 2 in any desirable neighborhood.

Oh, I'm not saying I can afford it. I'm just saying that for a full detached house with 4 bedrooms, a decent kitchen, and a backyard (!), I'd have expected well north of $10k. A 1BR of the quality of those places (with no backyard) goes for $3-$4k in these parts. A full house like that, easily $12-$15k.

Like I said though, I don't know SF neighborhoods, so I could be comparing apples to oranges.

Also, I'm starting to think that the folks I know living in SF paying $3.5k + for their 1BRs must be living in some super prime neighborhoods--or have insane apartments.

As for NV, I mostly avoid it.

I guarantee you all these people live north of market and east of van ness, or else in Cow Hollow or the marina. or the (realtively) swaky part of SOMA from 4th to the water

I exclude pac heights because I doubt you are talking about anyone over 50.

Transplants can definitely be legit. They need to stop traipsing around the city in their college sweatshirts like a colonizing army or running around talking about how great the city is and how special the local fauna (meaning themselves specifically) is like zoologists on LSD. Lefty was legit when he showed up. No specific time frame.

The shit for brains quotient on that side of the city is much worse than this, no matter how bad it may be here.
