looking for opinions on apartment layout

I've been having an internal debate whether to move to a condo downtown or stay put. When I moved here I had no job and wanted to keep costs down. That's no longer an issue but i'm comfortable enough here and it's a quiet area right beside the subway, and i'd rather just save the extra money, so i figure i'll be here for the next 2-3 years. That said, I need to do something about the furniture situation and layout. I've basically been living out of boxes for some things. I need to get my projector mounted, buy some new speaker cable, and get stereo equipment organized because it's a mess. Today I moved some furniture around for the sake of seeing how it would look. First set of pics is how it currently is. Due to seating distance, if I mounted my projector, it would have to be above my head either mounted from ceiling or on a 20" deep shelf. I can't move it forward in front of the fan because then the projected image would be too small for the viewing distance. To avoid having the fan block the image, it would have to be mounted fairly low. I'm not terribly fond of that solution because I don't want it 3-4 feet above my head. And even with the image taking up the majority of the front wall, it doesn't feel big enough because i'm so far back. Other downside is that rear speakers are too close to me and aren't at right angle behind me, so sound is more like it's coming from side than behind. The positive is that there's lots of space to get into the kitchen. The room itself looks fairly unbalanced though and all the space at the front is wasted. I am a fan of open space but here it just looks weird. In the second set of pics I've pushed everything forward. There's now a fair amount of space behind the couch. I was thinking I could put an AV rack in the corner and maybe a bar or credenza or low bookshelf between the speakers, with a shelf mounted a little above the height of the speakers for the projector and some books. I don't want to put monolithic bookshelves there because I fear they'll mess with the audio. There would be about 3ft between the credenza/bar/bookshelves and the back of the couch. This would keep the majority of the cables out of site. The speaker cable could for the most part run under the radiator cover and I could use a raceway along the front wall to run out to the front speakers. The biggest downside is that getting through to the kitchen is now a little more difficult, but it's not so bad that you have to turn sideways to get through or anything (forgot to take picture but there's about 2ft. And I can remove the door stopper so that the door can be flush against the wall. It's not a perfect space but I'd like to make it more livable for the next 2-3 years without spending too much since there's a strong chance anything I buy will be a complete write-off, because in 2-3 years, i'll either buy a place here because i'm staying, or i'll be getting rid of everything because i'm leaving the country. Either way, there's a strong chance that i completely ditch most of my furniture because my tastes have changed substantially and i'd want to buy stuff that fits the space a lot more than my current furniture does this place. In Montreal I had 400 more square feet than I do here and everything definitely fit better there. I'm leaning fairly strongly towards the second layout. It keeps the projector/ps3 away from my ears and the cabling mess can be removed to the rear of the room and kept out of sight. I'd get more immersion from my screen. I'd get some bookshelves (right now all my books are in what's supposed to be a linen closet) or a bar and the projector would be shelf-mounted instead of ceiling mounted, which I think would look better. Thoughts?

Hard to tell. Pics are not dark enough.

ya iphone sucks for shots like that. It's also hard to get an impression of depth from the angles of some of the pictures.

There's 56" between back of couch and wall, and 60" between the speakers. I could perhaps get wall-mountable shelves that are open on the ends and 16" deep. My projector could go on one of top shelves. The front would stick out a bit but that's no big deal. I could use thinner, more flexible hdmi cables since it would be a much shorter cable run.

I could maybe get shelves like this which would be 33" across (picture has extensions on each side):

If I went with some sort of credenza, it would be lower, maybe inline with the height of the couches, but it would be 20" deep vs. about 16" and i'd need a separate shelf to mount the projector (16 or 17" deep).

lol... ceiling fan came with apartment. I can't do anything about it or i'd get rid of it. I liked the couches a lot more in my last aparment where i had a really huge living room and could space them out a bit more. My taste in furniture has totally changed though. I want light custom woodwork where i can see the grain and that have more organic shapes, and light fabric couches (like foo's knoll), not chocolate leather. Don't want to spend that kind of money until i have a more permanent address though.

^^ Not gonna disagree but furniture doesn't exactly have good resale value, even if you take good care of it, and even if it's premium stuff like Knoll. Don't want to spend thousands on stuff that I may have to take a huge loss on in as little as 2 years. I doubt any furniture is worth shipping across the atlantic to the ME... And if I do stay here, I should be saving money for a down-payment, not spending it on furniture that may or may not fit with what I or my SO feel would look good in a new space. It just doesn't make financial sense to replace everything, as much as I want to. It's for the same reason i'm not moving to one of those new condo buildings right downtown, even though i can afford to. As much as i'd love to have granite counters and nicer floors, I just want to save cash right now (silly, I know).

You're right. Those love seats look way too bulky for such a small space. I would recommend getting a longer, less bulky, fabric couch and a few small comfortable chairs for guests.

I bought the same type of bulky furniture for my small condo a few years ago and regretted it.

Do you have the ability to store one of your couches somewhere like back home? Would definitely help your space to have one less couch and replace with a simple chair. If that's not possible, would consider having the couches face each other directly and then coffee table in the middle something like below where the wall is the wall that you would project onto. :::couch:::.......W ........................a ....table.............l .........................l :::couch::: You could then mount your projector in the back on a shelf or get a multi-level coffee table and have your projector on a lower shelf.

If I sustain enough abuse, I might cave. Really though, if I replace the couches, I'm gonna start replacing everything because it'll look totally mismatched, and not in a good way... knoll florence couch (or some derivative) + Wenge coffee table = yuck. For reasons already stated, i'm not sure i want to do that. Like my clothing tastes, my taste in furniture has gotten wildly more expensive since SF... Assuming i do start replacing stuff, would you move things closer to the front wall like i've done in the last set of pics and put a low credenza or whatever against the back wall? Dimensions are kinda awkward. Room is 11ft wide x 20ft long + an area to the side that is 8ft x 10 ft where my dining table is.

Just tried this out... Looks even more awkward than the other way. End up with lots of space in front of back wall and center of room is totally cramped and it blocks easy access to just about every place in the apartment. Also, there wouldn't be a single seat with good sound. Didn't spend thousands on audio for nothing. :P
