No, I still hate them, even in these situations. Realizing you need a useful tool, does not mean I need to like the tool. I hate that our system cannot be negotiated by laymen, but fully realize when legal help can save your ass.

If I was to lawyer up, what type would I go for? Real Estate?

A little good lawyering at the start of a conflict is far better than a lot of lawyering at the end of one.

Landlord tenant law or some form of property/ real estate law law. It might well be that you only need a lawyer for a few hours or that your landlord will step up and do the right thing but having a lawyer give you even some basic advice as to how best to proceed and protect your self could very well save you a bundle and a huge headache.
Also simply having a lawyer, even if you don't really use him, sends a pretty clear message that you won't take getting fucked.

Obviously if your landlord steps up big time right away and takes full responsibility (in writing) and basically does all the right things then perhaps you don't need to get a lawyer on your own.

That's pretty much where I was at. I'm planning on going down to the management office on Monday to see if I can get them to contradict their story and also find out what they're planning to do vs. my landlord. If that seems like its going to be fubared then I'm getting Johnny Law on my side. When I talked to my landlord on Friday he basically said a) I don't have insurance on your place (which the plumber told me was illegal in FL) b) I hope your renter's insurance will cover this (it won't since it doesn't cover the structure but my physical property) and c) the property management office wants me to pay for everything but I'm only going to take care of my unit. At this point, I think he's going to take care of things but the "I was hoping your renter's insurance would take care of it" leads me to believe there might be problems in the future.

Rambo, Sorry to hear about this situation, I hope it resolves without any trouble on your part.

One thing to consider is this: the landlord is trying to put something on the record that makes you look bad or culpable. If you can't get them to fight that, I'd think the lawyer would come in handy to cover your tail at the outset rather than let the ersatz story become part of the record. Just my layman's thoughts.

Get a lawyer now, even if he only works a couple hours just to make sure the landlord doesn't try to cheap out on you later.

Sorry to hear about your situation, the use of all those fans reminds me of when of when my neighbors' hot water heater burst and flooded my kitchen, and living room. The hole situation was fucked.

+1 on getting a lawyer early.

Simply letting them know that you have one may deter them from pulling stuff.
